Along with drafting a contract, presenting your offer, and setting you up on auto notifications, so you will be among the first to receive updates on new listings. You'll be in a new home in no time!

The Meet

We'll meet and discuss the type of home you are looking for, including style, budget, and location. Well go over any expectations and questions you may have and review any buyer's agent agreements.

The Fun Part

We'll start checking out places that you can see yourself living in, book private showings or visit some open houses! As we get a feel for different places we can adjust your needs and wants list accordingly. I'll also set you up with automatic updates of new listings that hit the market that match what you are looking for.

The Sale

After finding the right home it's time to discuss the terms of your offer. I will prepare the necessary paperwork and present the offer to the sellers and negotiate any counteroffers on your behalf. My goal is to get you into your new home with a fair price in a stress free and efficient manner.

It’s strongly recommended. A pre-approval gives a clear picture of what’s financially comfortable — and in fast-moving markets, it allows buyers to act quickly and confidently.

How long does the home buying process take?

The timeline can vary, but most buyers spend 1–3 months searching, followed by 30–60 days to close once a deal is in place. In competitive markets, acting fast can make all the difference.

Is it better to buy a home first or sell first?

It depends on the financial situation and comfort level with risk. Some buyers purchase first to avoid feeling rushed. Others sell first to know exactly what they can spend. A tailored plan can help reduce pressure either way.

What’s included in closing costs?

Closing costs typically include legal fees, land transfer tax, home inspection, title insurance, and adjustments. In Toronto, don’t forget the municipal land transfer tax on top of the provincial one.

Can I buy with less than 20% down?
